"Le mois d'août n'est jamais très significatif du fait du très faible volume de transactions. Les amplitudes demeurent négligeables avec + 0,20 % pour les appartements et + 0,42 % pour les maisons. Sur les trois derniers mois, les prix ont stagné. On note aussi une augmentation plus rapide des délais de transaction qui passent respectivement à 7 et 9 semaines et une augmentation, plus sensible des taux de négociation.

Si les mois de rentrée témoignent d'une activité toujours aussi atone, contrairement à l'automne 2005 qui avait enregistré un surprenant sursaut, la projection d'évolution des prix, sur tout 2006, pourrait se limiter à 3%, alors que les volumes semblent nettement décrocher. L'affaire reste donc à suivre, mais il est certain, qu'en cette rentrée 2006, le marché s'est clairement rééquilibré en faveur des acquéreurs. "

 

 

 

 

 

 

Ce que je retiens:

 

Les prix stagnent mais la situation d'ensemble se dégrade... les délais de transaction augmentent, les taux de négociation également alors que les volumes semblent décrocher...

Toutefois restons prudents car, comme le rappelle BoursoPAP, le marché s'était bien repris à l'automne 2005... ce coup-ci, c'est peut-être sa dernière chance...

Cela s'appelle le calme avant la tempête. Il parait que nous sommes en ce moment dans l'oeil de l'ouragan. Tout semble être très calme au niveau macro-économique en effet.<br /> <br /> Un conseil regardez donc ce qui se passe sur le plancher des vaches. Ça veut dire par exemple de regarder ce qui se passe au niveau micro-économique. Rien de bon qui vaille. Regardez à la périphérie.
